Thank you, Shannon and Phil for sharing your home and time with me. I hope that your son is feeling better, and that the noodle project came together well!
Above is a sampling of how I see and would market your home. It would be an honor to assist you both in moving on to the next chapter of this crazy book of life we are all writing.
I feel that with some prep work we could maximize what the market would allow the home to sell for. Once a handful of items are addressed and we stage the home, I think we should hit the market at $234,900. Below you will find links that showcase our current competition as well as sales in the last 6 months that help to support our value.
The crucial piece is preparing the home for the market. We have a group of people that we work with often, that have proven to be honest and dependable that could assist us to ensure that things are done professionally, quickly and affordably. I would suggest letting us bring them through and getting a quote for the items that are crucial to resale value, to see if it would be worth getting it all done at once and hit the market in the next 2-3 weeks, which is important to getting maximum value. Below are some notes/suggestions on how to best prep your home. As we discussed, these are only suggestions, but each has a value.
Staging Strategy:
Entrance- the cool modern and colorful art is fun and we should play of it with a fun rug at the door. Remove the clock from the wall on the right of the door, as it does not match the vibe of the art work. Replace with a mirror with a fun frame to it.
Front living room: Clean carpets, rearrange the furniture, replace the lamps, thin out unnecessary furniture, put large art work on accent wall- stage the bookcase.
Office: for showing be sure that the cute orange chairs are under the counter/desk to show how neat that dual working space it. Declutter.
Back family room: Rearrange furniture (consider allowing me to bring in a conversation couch that will showcase built ins and wall color). The hooks at the ceiling need to come off as well as the amazing wall mounted toy, and if there is damage we will have it repaired and repainted. The dark chairs need to be reallocated to another space.
The kitchen: remove almost everything from counters and above the cabinetry and fridge. Stage the open pantry with white dishware and decorative pieces. Please a flower arrangement on the breakfast table, perhaps with a runner. Complimentary decorative piece on counter and white linens on the stove handle to brighten up that space (do not replace stove- yet).
Dining room, replace curtains with a modern crisp panels (we have), Carry white accents from kitchen over into the corner cabinet. Remove the hutch, corner table and plastic container from the space.
Bedrooms- ALWAYS THINK HOTEL!
In the master we will create a romantic retreat by clearing out the oak furniture, using many pillows, white linens and accenting with your beautiful blues.
In the workout/bedroom....the treadmill must be reallocated to another part of the house, (preferably the basement where we will stage a work out area). This room needs to be decluttered and nice crisp linens as well. (I will provide all of the extras that I am mentioning throughout).
Boys rooms, declutter, have beds made well for showings.
The Lower level, do a little reorganizing to create a nice walk path and a work out area with yoga mat, weights, your treadmill, a radio, etc.
Bathrooms:
In the boys room a deep cleaning and finishing the wall repair/paint by the shower would be great!
Master bath: Remove wall paper, remove mirror, paint a light and neutral color, place 2 decorative, taller mirrors over the sinks, deep clean.
Marketing Strategy:
- Once professionally staged, have professional pictures taken.
- Have my sales team tour the home so that we all have first hand knowledge of the home.
- The week of listing we hold a Brokers Open inviting all area agents to a lunch and tour at the home.
- That weekend we hold a public open house (optional but in that area, they work)!
- Have a strong online presence as well as social media!
- SELL THIS HOUSE!!
