Saddle Shoals ARB Update

Greetings from the Architectural Review Board,
As you know, Saddle Shoals has a recorded document called the "Supplement Declaration of Covenants, Conditions and Restrictions for Saddle Shoals." This 55-page document was given to you by your closing attorney when you purchased your property. Recently the Architectural Review Board, consisting of volunteer members Ed Schimmel, Adam Carmean, and Annie Fields met to discuss these covenants. In an effort to have everyone familiar with these CCRs and to improve the overall experience of Saddle Shoals, we would like you to review the following points we have highlighted from the declaration. If you are in breach of one or more guidelines, please take corrective actions as soon as possible. If you would like a copy of the complete declaration, please email Ed at edprize@gmail.com.
· You must maintain your property to the extent as would be expected in an exclusive gated community. You should maintain your landscape plantings, grass cutting, the exterior of your home, and repair any erosion on your property, including the right of way. No dead trees and/or construction or landscape debris in the front of your yard or along the trail except temporary burn piles.
· Tents are not allowed on your property with the exception of overnight or weekend camping experiences.
· You cannot rent to boarders in this community. The CCRs specifically state that you can lease your whole house for a minimum of 12 months.
· Basketball goals are restricted to driveways.
· Any outside changes to your property, including building pools, fences, outbuildings, wells, major landscaping changes, color changes to your home (including trim and shutters) must be approved going forward.
· Motorized vehicles on the trail are prohibited by the CCRs. If they are driven at a safe speed, are not damaging the trail, and are respectful to the other homeowners, this rule will not be enforced. They must stay on the designated foot trail except as they enter and exit the trail. No motorized vehicles after 9:30 p.m.
· While discharge of guns is prohibited in the CCRs, the ARB has discussed that they may be allowed as long as they are not discharged toward the trail, roads, or other homes, and that each homeowner must send an HOA GROUPME notice that they intend to discharge firearms on their property. There is no hunting permitted in Saddle Shoals.
· If you are selling your home, you are allowed one sign in your yard, and you may put information in the new INFO box at the entrances. No other signs are allowed, with the exception of temporary celebratory signs.
· No business or trade allowed on your property except home offices that do not require visits from clients.
· Automobiles should be kept in the garage with the garage door closed. If this is not possible, then please be respectful to your neighbor. No permanent parking off of the pavement. No junk vehicles, work trucks, boats, motor homes, etc. Pull trailers and other equipment must be kept as much out of sight as possible. No parking on the street is allowed, except on special occasions when temporary.
· No farm animals except for horses are allowed. No exotic animals.
· Pulling water out of the creek for irrigation and wells is prohibited. Wells on your property must be approved by the ARB going forward.
We hope the individual homeowners will respect each of their neighbors and self-enforce these rules for the benefit of all. These covenants were created to maintain the beauty of Saddle Shoals and enhance our quality of life as homeowners. We have a private gated road, unique common spaces, and a wonderful trail that sets us apart from other exclusive neighborhoods.
