Hello to blooming flowers, buzzing bees, and sneezing people.
It's almost the end of April and we are awaiting that much-needed spring housing inventory to arrive. Rest assured - more properties go on the market every week. I am happy to report that I have clients in contract to buy, am working with three other families, and am taking frequent inquiries from people curious about their real estate options.
I'm not an economist, market analyst, or even a psychic. But, I do know that things feel like they're picking up and as far as I'm concerned my feelings are as good a metric as any to decipher what is going on in this nutty world. But if you're more into "facts" and "data" than feelings, then keep reading this newsletter, because I've got those, too.
My wish for you, dear reader, is you're feeling hopeful about whatever it is life is offering you these days. If that's a potential change of housing, let's talk. There's enormous opportunity for both buyers and sellers, so don't let any question or concern stand in the way of getting the knowledge and empowerment that you deserve.

Welcome Home, Boba!
We got a puppy!
Boba is a 4-month-old Standard Poodle who moved in nearly 2 months ago. He's everything we hoped a puppy would be for our family: a walking buddy for me (maybe one day a running companion!), and a friend for Ramona & Clark. We have adjusted quickly to him, and we work well together to make sure he's happy and getting the training, playtime, cuddles, and rest he deserves. The only Downey who isn't too thrilled? Our cat, Sky. Clark dreams of the day we discover the dog & cat snoozing together, but I'm not holding my breath.
We love Boba so much and it took exactly one day of being a dog owner for me to become one of THOSE people...you know, the kind who has an Instagram account for their pet! Follow this cutie @bobapett2021
Calling all sellers! Join the party and list your house for sale. Buyers are ready!

In Sacramento, housing prices are up 200% since 2012, and homes are tending to sit on the market for exactly one weekend before getting into contract. Buyers need to be fast, motivated, and pre-approved. Furthermore, 25% of homes in the region are selling for 5-10% above list price. So buyers, adjust that Redfin search accordingly. If you see a home for $450,000 go live online, don't plan to offer anything less than $480,000 or so.
Interest rates are still low, and some industry deep thinkers argue that they're TOO low and they need to come up already!
