Thank you so much for having me in your parents home. It was a treat to tour and hear how well it has served your family over the years (especially the large dinners)!
By coupling the traditional customer service that The Brokerage House is known for with modern innovation, we would be sure to prep and present your home as the jewel that it is and ensure a prompt sale! This would include properly staging th emost significant spaces, hold open houses, professional photography, local tv and print, social media and strong online presence.
Prices in the area are all over the map. I would strongly suggest considering some of the "honey do" items below rather than a major over haul and list between $145-155k depending on when you are able to have the property ready to go. I realize this is considerably lower than the number that we discussed when we were together, but as I looked closely at comps the few homes that broached that 170k number (although similar in size, and almost all 2 stories), they did have updated flooring, fixtures, kitchen and baths.
The following items will help buyers to see that this is move in ready and any projects can be "live in" projects along the way, thus appealing to the masses!
- YARD WORK! Trim all shrubbery. Consider having the row of bushes in front removed. I remember seeing your dad carefully prune those and they were lovely. But they are now over grown and detract from the curb appeal.
-Have the deck treated, repairs, stained as needed (awesome handiman Cliff Frizzell 517-962-3036)
- Remove weeds from drive way and have it seal coated (Cliff may be able to do that too??)
- Clear the home out entirely!
