Thank you so much for having me in your home. It was a treat to tour and hear how well it has served you and your blended family over the years! What a lovely back drop for your romance.
By coupling the traditional customer service that The Brokerage House is known for with modern innovation, we would be sure to prep and present your home as the jewel that it is and ensure a prompt sale! This would include properly staging th emost significant spaces, hold open houses, professional photography, local tv and print, social media and strong online presence.
As we enter fall and get closer to winter our market has become a little unpredictable. Values seem to be plateauing and number of buyers seems to have stalled. If you were to put it on the market today, as is (with just a deep cleaning and a little staging) I would say our max value is $164,900 but realistically is closer to $160,000. But this would make it much more likely for you to perform on the other property before someone else does. There are a couple of things that will plateau our value regardless of the market, it is located on a busier street, bedrooms are modest in size, and there is no master suite additionally the machanicals are not new, nor is the roof, we are not using a solid wood flooring and many people are turned off by woodburning fireplaces (but someone will love it). But there are defiantly some things that we could do to increase value a bit. As long as you were able to do much of it yourselves, thus affordably AND the spring market is strong we could hope to get closer to $189,900 if you:
- Go light and bright throughout. We need to eliminate a lot of the bold color in the home and go with a lighter pallet. This will open the space up, improve natural light feel, and present a very clean and fresh to buyers. Would strongly suggest painting trim white, repaint door with a semi-gloss of satin (so they will wash well).
- Replace flooring in front room, kitchen, hallway and master. Would suggest using flooring that matches the sunken living room, and use area rugs to warm it up.
- Bathroom closest to the bedrooms needs to be painted. Be sure to use Kilz on the walls and ceilings under paint, to discourage mildew. Place a larger mirror (I can provide) over the vanity. If the insert cannot come clean it should be replaced
- Finish bathroom off of sunken living room.
- Kitchen, replace cabinets with as light of a color as you can get comfortable with. I know you prefer a natural, warm look but buyers are looking for a more modern light, bright appearance. A nice neutral countertop. Purchaser less expensive appliances that match and will stay with property. Pull the appliances that you wish to keep.
- Restage the living spaces, including minimizing personal items, pictures, bulking furniture, storage shelves, etc. I would bring in a lighter area rugs and additional conversation chairs in place of the current rug and bulky, dark love seat.
- Lower level must be cleaned out! Should be lightened up as well. Make sure each room is well lit. Eliminate the make shift bedrooms, restage as rec space. Back room stage as workout space. Bedroom paint all four walls very light, remove personal décor and use white, hotel like bedding.
- Master bedroom, I would love it lighter but understand that it is a very comfortable nesting spot for you guys. So I would at least (in addition to new flooring) replace curtains with white shear panels and provide white, fluffy hotel style bedding.
- Deep clean the entire home. This includes each room, window sills and seals, fans, ceilings, etc. This should be done just before you list and using a professional company is strongly suggested.

We really need to speak to a lender ASAP to see what your position is. Because of the amount of land and the fact that it is a manufactured home will present some challenges that I would defiantly want to get in front of. I know you mentioned being not happy with Flagstar, but I do really enjoy working with Michael Luedecking (517-416-7430) over there. Greenstone would be the other option as they are the land experts and do a lot of manufactured homes.
