Ninja Principle #1 urges us to quit chasing. People distance themselves from people who pursue them. One of the big "sighs of relief" at Ninja is that I don't have to do that UNCOMFORTABLE ask for referrals.
There is a way to do it the Ninja Way. Larry is going to show us how, so that it doesn't come off as "salesy" and non-Ninja.
Create a Lasting Impression This Summer
Summer is in full swing, and that means people are out in droves, hoping to enjoy the nice weather through a multitude of outdoor gatherings.
What does that mean for you as an agent? Opportunity. In the colder months, face-to-face prospecting can be a little trickier, as people are holed up in their homes. Now that everyone is out at barbecues and pool parties, you can join in on the fun but also use these events as opportunities to find new business. Here’s how:
Attend as many family/friend events as possible. Your sphere can be the most lucrative profit center for your business if you know how to work it. Keep in close contact with your friends, family and past clients so that they reach out to you for summertime festivities. Attend these events but remember to keep your tone light and conversational. Everyone is there for fun, not to be sold on buying or selling their home. So just keep yourself top of mind, and the business will come to you when the time is right.
Host your own gatherings. This is a guaranteed way to be remembered. When you’re attending other events, you may blend into the crowd. At your own party, however, everyone is coming to see you. Take advantage of that. Keep some branded goodies handy around the home, like pens, so that your visitors are reminded of your value as they’re enjoying a good time. Once again, don’t go heavy on the sales scripts. Keep the party vibe going and only bring up your career if it comes up naturally in conversation—which it will.
Keep a tab on the community. While your sphere should be top priority if you want to run your business on referrals, you can also take advantage of the community this summer. Check on Facebook or your neighborhood bulletin boards to find out what’s going on in the nearby areas. If you live near a beach, they often host concerts or movie nights. Bars today also host a variety of events, like trivia and karaoke. Attend some of these, becoming a familiar face, and you’ll start finding new sources of business just by going out and having some fun. Keep your business cards on hand so you can capture business if anyone is ready to buy or sell within the next few months.
It can feel intimidating to market yourself at events. The thing to remember, however, is that your real estate business will most likely come up naturally in conversation. Family, friends and past clients will want to know how business is going, and those you’re meeting for the first time will go to those ice-breaker questions first. Lucky for you, “So, what do you do for work?” just happens to be a go-to for many.
Managing Your Stress as an Agent
As a real estate agent, you may find yourself stressed out when there is a lot of work on your plate. From making sure a home looks its best to figuring out commissions, there are many factors that can contribute to high stress as a real estate agent. For you to continue being successful, you have to find a way to deal with the stress so that it doesn’t get to you and affect your on-the-job performance. Aside from that, you also have to find a work-life balance where you can relax during your time away from the office.
There are many ways people can deal with stress. Some people exercise, others participate in activities that help them relax and forget about the stresses of their daily routine.
Take a Second to Realize How Stress Plays a Role in Your Performance
Being stressed or feeling overworked can cause a negative impact on your work performance, so the first thing you should do is figure out what might be causing your stress. You can do this by taking a look at your current workload or the structure of your job and thinking of different ways to make your work more manageable. Start by creating a list of tasks that you need to complete. This can help you identify the important things that need to be done and prioritize these tasks.
Purposefully prioritizing tasks can ensure you’re crossing the most important tasks off your to-do list and begin managing your time better, thereby reducing your stress. Although multitasking can be a great way to get tasks done, it’s better to focus on one task at a time. Listing your tasks and crossing them off as you finish them can create a sense of accomplishment, as well.
How to Reduce Stress
There are plenty of different activities and exercises to help you destress after a hard day at the office. Try yoga, Pilates, or even dancing to find a stress relief method that is fun and effective for you. Not only are these exercises good for your health, but they can also improve your mental awareness to help you do your best for your real estate business.
Aside from exercising, there are many other ways to keep stress down by spending time with your family and friends. Try relaxing on a nice vacation or taking up a new hobby during your downtime. Destressing should be something you enjoy and find fun. Yes, it is always hard to pull yourself away from your career, but taking time to rest and enjoy life is very important for minimizing the stress in your life. Doing this will also help your productivity at work.
Enjoy the Time You Have at Home
You may find it hard, but actually taking the time to rest is important for minimizing your stress levels. Take a step back from your work when you return home after a long day to think about yourself and take a little while to rest.
The bottom line is that rest and relaxation is good for your well-being. At night when you return home, you should enjoy the time that you have at home. It can be difficult to do this, but constantly pulling late nights and prioritizing your career over your well-being can cause you not to perform at your very best. Rest is what keeps you running, so try to get as much as possible. Then, you will find yourself being able to start a new day and hit the ground running.
Anything Worth Having
In the original Conan the Barbarian movie, the young Conan and his peers are captured and forced to turn a giant wheel called the Wheel of Pain, for reasons that are not apparent. Over time, all of young Conan’s peers die, and he is left to turn the giant wheel alone. Because he is forced to exert the effort to turn the wheel, he is transformed in the big, strong Conan that becomes a warrior.
Without exertion, you don’t grow. Without having to push against real resistance, you do not grow. Without an obstacle, there is no need to reach deep down and discover what you are truly capable of.
You have to push against your desire for comfort. You have to push against the tendency to procrastinate, putting off what needs to be done now and seek escapism and distraction instead.
You must push back against your propensity to make excuses, to doubt yourself, and to allow your fears to prevent you from acting, all of which may be as heavy as the Wheel of Pain.
You cannot leave the task you would rather avoid undone. If you are going to grow and develop, you have to act swiftly and without hesitation, doing what needs to be done until it no longer holds any power over you. The same is true for the difficult conversations about the tricky topics you hope you never have to address, which you need to treat like a bandaid you pull off quickly and violently to avoid dragging out the discomfort.
Anything worth having is not gained without struggle, without effort, without exertion, or without some form of sacrifice. The more you have to push against the resistance, the more you value what you attain and what you become. The more valuable, the more you have to push.
Adversity is a gift, even if you don’t recognize its value until some time later.

booj Tools: The Deal Pipeline
Preview four of the top features designed to help agents move transactions forward.
When the booj product team surveyed RE/MAX agents about their methods for tracking transactions, answers ranged from spreadsheets to sticky notes.
The Deal Pipeline, part of the booj Platform that begins rolling out later this summer, offers a more sophisticated (and efficient!) system. Agents will be able to view contacts, track a deal’s progress and manage tasks to keep transactions moving forward – all at a glance from a customizable dashboard.
Here are some top features of the Deal Pipeline.
Custom Filters
The Deal Pipeline provides a treasure trove of info on your current transactions. You’re able to sort and filter the data that makes the most sense for you by building custom views. For example, say you’re an agent looking to reach out to clients working within a certain price range. You can apply this view, save it as “Active Luxury Buyers,” and easily access it, and any other saved views and filters, any time you return to the booj Platform.
Deal Record
Click on any deal in the Deal Pipeline to be taken to the deal record, where you can find an overview of the transaction, log notes and view past notes.
Task Plans
You can designate or create a task plan for each stage of the Deal Pipeline to help you stay organized and on schedule for a successful close. You can automate the task plan to advance the next step upon completion of tasks, and also choose where the tasks display – in the deal or the contact record.
Integrations
Integration with outside tools helps you control your business all in one place. When the Deal Pipeline rolls out later this year, it will offer integrations with SkySlope, DocuSign, zipLogix and dotloop.
