TO PLACE A BID ON A HUD PROPERTY
To place a bid on a HUD property you must view the property on www.HUDhomestore.com and below the property you will find the "Submit a Bid" button. Make sure to have your NAID identification number on hand.
FHANA PURCHASE AGREEMENTS
When writing an FHA or VA purchase agreement, have the Buyers and Sellers sign the FHA/VA Addendum. This form is required and has held up closings because it hasn't been signed. PUT A FORM IN YOUR BRIEFCASE SO YOU HAVE IT AT THE READY!
QUALIFIED AGRICULTURAL PROPERTY
When you are listing or selling agricultural property, make sure to find out if the property has been set aside in an agricultural bank. The owner of the property is paid when the land is set aside and, if the property is not rescinded from the government program, there could be recapture funds which may fall to the buyer. The time to check is when you're listing or selling. At the closing is too late.
PURCHASERS WIRING MONEY FOR A CLOSING - BEWARE!
Title companies will probably call clients to verify wiring instructions that are received via email. They have asked that we prepare our clients to anticipate a call; it is for their protection.
Wire Fraud Alert: Email-based wire fraud schemers are on the rise. One common scenario is altering wiring instructions with the intention of rerouting funds. Relying on email alone is no longer an option.
