The buttons below contain the listing information of our current competition as well as the recent sold comps. In reviewing them and taking into consideration our conversation,
I love the idea of listing at $199,999 in anticipation of multiple offers, and hopefully well exceeding the sale price.
The alternative is to list higher and hope for a strong offer(s) out of the gate. I would not recommend going much over $210,000. We have an objective to get you into your next home, selling quickly is key to making that happen- pricing strongly is crucial.
Staging:
- Properly staging the home- which you are well on your way to doing very well! Here are a few notes of MUST DO's that I noted during my visit:
* Paint front steps at entrance and front door and side panels. Remove hornets nest at peak at front of the house. Plant flowers, refresh the mulch in the landscaping, trim shrubs to make the first impression strong and pristine.
* In the foyer switch the table and bench and then hang the large white mirror above the bench. Remove the hat rack. Remove personal pictures and add a couple of decor items (I will furnish).
* Front room- thin out toys, remove stickers, consider re-purposing the space to show use as an office or den. This would include removing the bed or (as you shared) replacing it with a smaller version-perhaps consider a day bed style???
* Kithen- clear off counters, above cabinets, the window shelf and fridge. Tall flowers on the dining table.
* Kids rooms, thin out toys, remove stickers. Be sure beds are well made for showings. Repaint trim, doors and walls as necessary.
* Master- HOTEL ROOM! Thin out furniture leaving only 2 dressers and night stands. Use white, fluffy bedding, tall lamp for the night stand, and some type of art work on the large wall. (I can furnish these items.) Repaint the room. Bathroom- clear off the vanity.
* Garage- clear that puppy out! Need to show the size.
* Basement- organize and THIN OUT!!! Tote it up! It is fine to stack it neatly because it shows great available storage.
* Deck- place patio furniture, place planters on deck and on the table.

- Utilize social media & real estate websites to showcase the property and reach the masses. Including a preview to local agents in hopes of stirring up early interest.
- Host a brokers open the week that we hit the MLS.
