1. VISIONEERING - HISTORY
ORIGINALLY SHARED ON APRIL 21st -
Even though you've probably heard a whole lot about our Visioneering process over the last year, allow me to walk you through the entire process that we are currently on. Then, as weeks go by, we will continue to give updates on our progress:
The "WHY"
Starting in the summer of 2016, we have been working closely with an organization called "Visioneering Studios, Inc" (see link below). They are a "Design, Build" firm that helps churches consider ways in which they can improve their physical structures for greater ministry.
We ventured down this path knowing that we have a series of issues and updates we needed to address including, but not limited to:
- Deferred maintenance,
- City code and compliance updates (i.e. Elevator shaft, church stage, water usage, etc)
- Dangers associated with green space next to the parking lot
- Insufficient ministry space (especially in our children's ministry areas)
- Insufficient parking
- Insufficient exterior signage
- Certain facilities in disrepair (i.e. Cadet building)
Additionally, our hope and prayer is that our ministry spaces would not only be sufficient for those who are already here, but also for our families that are growing as well as families in our community who are not here yet. In the vast majority of our ministry spaces, they are bursting at the seams. These are great problems to have! But we need to address them nonetheless.
To that end, we determined the best process moving forward would be to work with Visioneering to help us look at our needs in a much more comprehensive way.
HISTORY
A) Development Advisory Services
From there we started our process by working with Visioneering using their "Development Advisory Services" or DAS. Visioneering received information and feedback by focus groups within our church, individual interviews, round-table discussions, and property tours. They also researched demographic data and trends within our neighborhood, and researched needs both within our church and in our community. All of that data was compiled into a 113-page DAS "Deliverable" with their proposal for next steps.

Upon reviewing their proposal, we determined the best process moving forward was to determine a "Budget, Scope, and Schedule" as well as schematic designs of what a possible renovation would look like. That would allow our church community to interact with and see what the finished product might look like before we entertain the idea of a possible Capital Campaign.
That is where we are at currently, receiving "Preliminary Services."
For the next four weeks we will be working closely with the Visioneering team to work through some of those issues. The goal at the end is to have all of our questions answered with a "Budget, Scope, and Schedule" for a possible renovation project, as well as "Schematic Designs" to help us visualize exactly what we would be buying if we moved forward with a Capital Campaign.
That's it! You can expect more reports along the way!
Thanks for reading!
For those of you who enjoy DETAILS associated with our "Preliminary Services Agreement" and what's in it, keep reading...
B) Preliminary Services - Pre-Design Concepts
Design-Builder (Visioneering) will prepare concept plans and imagery along with a preliminary project budget based on our current needs.
- Schematic Design Documents. Design-Builder's Architect and other Design Consultants shall prepare Schematic Design Documents based on our current needs. The Schematic Design Documents shall include design criteria, drawings, diagrams.
- Pre-Construction Services - Design-Builder shall provide construction cost estimating, constructability analysis, value engineering participation, and project scheduling.
- Proposal - Based on our Project Criteria, the Schematic Design Documents, and any other Basis of Design Documents upon which the parties may agree, Design-Builder shall submit a proposal to us, which shall include the following unless the parties mutually agree otherwise:
- a proposed Target Price, which is the estimated Cost of the Work, for the design and construction of the Project that will be included in the Proposal;
- a proposed schedule and Target Date of Substantial Completion of the Project upon which the Target Price for the Project is based.
