Please take a look at some of the comps below. Yours is definitely a unique offering and not easy to comp- but based on the amenities of the home and location I believe we could list as high as $550,000 but would recommend being a bit more aggressive if we want to try to sell quickly. The house is AMAZING as is, but it is important that we recognize some draw backs that might prevent us from getting top dollar include not having stone counter tops in kitchen and baths, the natural wear and tear through out the home and the basement not being completely finished. I DO NOT recommend addressing these items, but instead think we price it accordingly.
In order to prep the home for this spring market I suggest the following:
- Paint the garage doors that are showing signs of rust and wear
- In the great room, off of the entrance, remove personal pictures from the wall, remove the CD/DVD case & round table. Remove the chair (the one with the eggplant tones and put that in the guest suite).
- In the guest suite, clear out the office items to show clear purpose, and add chair in the window corner from above.
- In the living room, turn the sofa toward the windows. Bring leather patch work ottoman up from the library. I will provide 2 club chairs to accent.
- In the kitchen, consider painting island a neutral, light, earth tone. Clear off counters (but leave Mr. Pig!)
- In the master dress the bed with white lush bedding (I can provide), white panels on the windows. Minimize the furniture in this space, including the jewelry hutches. Place white towels in the shelf nook in the bathroom, clear out personal items (keep a tote handy to clear personal items when you need to show). Hang large art work behind the master bed (I will provide).
- In the kids bath, add white linens and a pretty flower arrangement (thinking poppy's) to the counter.
- Kids rooms- they are adorable- just thin out a bit. In the lovely room with wall paper, use white bedding on both bunks (we need to neutralize the walls and the green carpet). In the "teen" room, replace the cover on the portable closet.
- Have the exterior of home power washed including deck, railing and windows. Have the interior "spring" cleaned. Patch and paint large holes (especially on the yellow wall).
Would love to see this on the market by mid-April at the latest.
