13 tips for selling your home in winter

What makes selling a home more stressful? Selling it in the middle of winter. The lawn is brown, the weather is usually bad and, unlike the longer days of summer, you have less time to show it off during daylight hours. But not everyone has the luxury of waiting until the traditional spring or summer home-buying season to plant that "for sale" sign. And while it's true that in most areas you'll probably have fewer buyers during the winter, you will have less competition from other sellers. The season makes staging — the concept of showing your house at its best — even more important. Be prepared to put a little effort into it. If you do it right, you can really make your house stand out.

1. Keep snow and ice at bay.
The top tip from agents: If the buyer can't get in easily, the house won't sell. That means keeping walkways and driveways free of the frozen stuff. Just like trimming the lawn in the summer, you want to make the home look like it's been maintained. If you're away frequently or live in an area that's subject to bad weather, it can pay to hire a service to regularly salt or shovel the driveway and sidewalks.

Strong Sales & Price Growth in September

Greater Toronto Area REALTORS® reported 7,411 residential sales through the TorontoMLS system in September 2013, representing a 30 per cent increase compared to 5,687 transactions reported in September 2012.

“It’s great news that households have found that the costs of home ownership, including mortgage payments, remain affordable. This is why the third quarter was characterized by renewed growth in home sales in the GTA. We expect to see sales up for the remainder of 2013, as the pent-up demand that resulted from stricter mortgage lending guidelines continues to be satisfied,” said Toronto Real Estate Board President Dianne Usher.

Condo Sales & Average Price Rebound in Q3 2013

Greater Toronto Area REALTORS® reported 5,307 condominium apartment transactions through the TorontoMLS system in the third quarter of 2013. This result was up by 18 per cent.

In the City of Toronto, which accounted for 72 per cent of condominium apartment transactions, sales were up by 19.5 per cent.

“The Echo Generation wants to live close to where they work and play. It makes

sense that they have turned to condominium apartments as they have moved into

home ownership.

Despite the onset of stricter lending guidelines, buyers have found that home ownership remains affordable,” continued Ms. Usher.

Giving Back

Giving back is the foundation of my work in real estate. A portion of every commission I earn will go towards the charity of my clients' choosing and I get involved where I can.

This past weekend, I had a chance to give back to a charity close to my heart. I spoke to an amazing group of engaged and passionate Brock University students @ Relay For Life in St. Catharines!

I'd like to thank everyone who came out and supported the Canadian Cancer Society, and a BIG THANKS to those who cut or shaved their hair and donated. You are all amazing!

Congrats to the Brock University Relay for Life Committee for raising a whopping $9,000!
