I cannot believe you are ready to sell the Loft. It is such a cool space! There are a few tweaks they may help to achieve max value, would you consider any of the following?
- Paint the Loft in light, neutral tones (whites, grays and taupe's)
- Update some fixtures
- Deep clean
- Stage the space
The true loft style is appealing to a limited audience, and the looming end to the tax abatement further limits our audience, as the taxes will be quite high.
The price of $189,000 is definitely on the highest end of what the market would bear, but would be happy to give it a shot. With recent sales averaging $127 a square foot it would put loft 18 closer to $150,000- but considering there is nothing else like it and it would be priced much lower than loft 22, we could give it a whirl, if you are not in a hurry. I would expect that it could take up to a year to sell at that price. If you want to sell it ASAP, we would need to get much more aggressive with the price, closer to that $150-160,000 mark.
