Thank you so much for having me in your incredible home! It was filled with so many pleasant surprises and exceeded any expectation I may have had. The same things that drew you to the property will bring us the perfect, ready, willing and ABLE buyer!
By coupling the traditional customer service that The Brokerage House is known for, with modern innovation, we would be sure to prep and present 6083 Browns Lake Road as the one-of-a-kind priceless (and by priceless, I mean $2,000,000) offering that it is! This would include properly staging some spaces, professional photography, drone and matterport technology , broad social media, online & print campaigns, hosting private preview event(s) and strategic networking.
GAME PLAN: Our marketing campaign must be unique and impactful! Over the winter I would like to hold a pocket listing on the home, allowing me to get professional pictures and showing the home to incoming or local clients that may be a good fit. During that time a few items in the home could be addressed (see notes below) to best prepare the home for a strong spring marketing blitz, that is if we do not sell it before then!
The spring campaign would include, but not limited to:
- Seasonal update on photo's
- Matterport and drone footage
- Feature in Luxury Home magazine (national exposure)
- Campaigns from Chicago to Detroit
- Private invite only events (starting with a preview in early spring that will include local and out of area high end brokers, local entrepreneurs and qualified professionals)
- Local print and TV campaigns
- Digital campaigns (including but not limited to Google, Instagram, Facebook, Ways, Adwerks, digital brochures, Realtor.com, Trulia, Zillow and the hundreds of sites that showcase real estate)
- Full color brochure style pamphlet in the home
CUSTOMER SERVICE: While ensuring maximum exposure for the listing, extra steps would also be taken to ensure that your home is treated with respect and your personal space with great care. This would include multiple team members at each event so that guests are not left unattended. I would attend every showing, regardless of buyers agent, to ensure that the home is properly prepared for the showing, all questions can be answered immediately and that no one is left in the home unattended. My entire team would be educated on and familiar with the property so that in the unlikely event that I am not available, they would be able to accommodate showing requests for qualified buyers. As I shared, The Brokerage House is a non-designated office. Each of my agents will work as Sellers agents throughout the transaction, even if we were to bring the buyer! For this boutique style service you are charged a commission but never any additional fees and ONLY if we close the sale of the home. The Brokerage House's standard commission is 7%, however my Broker has agreed that inconsideration of the listing price and my fondness for your family, we would reduce commission to 6% on the first $1,000,000 and 5% thereafter, applying our Friends and Family rate. All commissions paid is split evenly between the Listing Office and Buyer Agents office. Our campaigns target Buyers Agents/Brokers just as much as Buyers and the commission is apart of the advertising we do to encourage them to bring their well qualified buyers our way. If we are able to sell over the winter, prior to marketing blitz, we could further reduce to 5% and 4%.
There are a few items that could be addressed to assist in quantifying value for our buyer. I would be happy to handle each of these items on your behalf in hopes of making the process a little less stressful!
- Remove toys and personal items from the eat-in kitchen space.
- Repair the ceiling in loft.
- Stage lower level play room as a work out space.
- Have window repaired or replaced in the lower level that appears to have a bad seal.
Although your presence will continue to be missed, it would be an honor to assist your family in making a more permanent home in dreamy Hilton Head, by selling your property here at the lake!
