PY2020 Multifamily Income & Rent Limits
On March 31, 2020, HUD released the 2020 Income Limits. HUD simultaneously released Multifamily Tax Subsidy Program income limits for 2020, which are used to determine eligibility for low-income housing tax credit and tax-exempt bond properties.
To access the new income limits, visit the HUDUser web site at https://www.huduser.gov/portal/datasets/mtsp.html.
On April 15, 2020, Minnesota Housing published income and rent limits by using HUD’s revised income limits to compute new tables for FY2020. You can locate the 2020 income and rent limits on Affordable Housing Connection’s website or click here to be directed to the site. Per HUD, these limits have an effective date of April 1, 2020.
Please take Notice: Minnesota Housing specifies these are not official Treasury income limits; however, they have been calculated in accordance with anticipated treasury standards. Calculations of the 30% to 45%, 55% and 60% income limits were extrapolated using the HUD-published 50% income limits with no rounding.
In accordance with IRS requirements, rent limits are based on an imputed formula of 1.5 persons per bedroom. For example, to calculate the one-bedroom rent limit: add the one person income limit to the 2 person income limit, divide by two, multiply by 30% and divide by twelve. Rent is gross rent, which includes utilities paid by the tenant and other non-optional charges.
There is a forty-five (45) day grace period from the effective date to when the income and rent limits must be implemented.
Should you have questions surrounding these newly published limits at your Affordable Housing Connections monitored property, please contact AHC here for further information.
