CREEK MEADOWS HOMEOWNER'S ASSOCIATION
Fall Is Here! (BAM!)
What a change! Only in Texas can we go from 97 degrees on Thursday to 48 degrees on Friday! We hope that everyone is enjoying the cooler weather, and having yummy thoughts of pumpkin spice, Halloween candy, and Thanksgiving dessert!
We have a ton of updates for you in this newsletter, so we apologize if it's a bit long. There is so much going on, and we want to be sure everyone is up to date!
First, we want to thank all of the families who came out to show their support on October 1st, for National Night Out! We had a great turn out, and loved getting to see the kids and families spending time together at the CM park. A big THANK YOU to Mayor Carl Mooney, and CS Police Chief Scott McCollum for stopping by to say hello!
If you haven't heard, Mayor Mooney's wife, College Station's First Lady, Laura Dean Mooney, passed away unexpectedly at their home on Thursday night. Details about the service arrangements, and more information can be found HERE. Mayor Mooney has been a frequent visitor to our neighborhood events, and has always been a great support for the College Station Home Owner's Associations. We want to express our deepest sympathy, and heartfelt condolences to him, and his family, at this very sad time.
So Long To Another Summer......
The pools in Creek Meadows and The Estates will be closed for the season on Monday, October 28th. The gates will be padlocked and the key pads will be disabled for the duration of the closure.
We hope everyone enjoyed their time at the pools this summer! We have a lot of updating, maintenance and construction planned at the pools over the winter months.

Annual Membership Meeting
As always, HOA members are also welcome to attend any of the quarterly Board of Director's meetings. Our next BOD meeting will be on Thursday, October 24th, at 6:00pm. These meetings are held at the offices of Beal Properties, 903 Texas Avenue, College Station, 77840.
If you have an issue or concern and would like to address the Board of Directors, at either the annual or quarterly meeting, you are invited to do so in writing by mailing a letter to the Beal Properties offices, or by emailing Toni Myers (toni@bealbcs.com). She will forward your correspondence for a response from the Board.
If you would like to address the Board in person, you may submit your request in writing, no less than 3 days before the scheduled quarterly meeting, and no less than 14 days before the annual meeting. If your request is approved, you will be added to the agenda for the meeting, and provided with further details.

Why Is It So Dry?
Once that process was complete, they attempted to bring the system online, only to discover that there was an issue with the new irrigation pump (replaced in 2018 - pulls water from the pond to feed the irrigation system). It took several weeks to diagnose that, repairs were made and a new breaker was installed. Unfortunately, that wasn't the end of the issues.
When the system was turned on and allowed to run for several nights, TGC noticed that the well that feeds the pond was not replacing the water they were using to irrigate. It was first thought that a float valve was the cause, as it was found to be disconnected. So they attempted to run the well pump manually. Sadly, it wasn't that simple. After another few weeks of investigating, we have recently been informed that the well is actually no longer able to produce enough water to run the irrigation system.
At this point, if we replace the well pump, we CAN generate enough water from the well to keep the pond full. But, we now have to explore other options for providing water to the irrigation system. The two most obvious options are to a) dig another well or b) tie in to Wellborn SUD, which is how the Estates side is irrigated. One would be a large up front cost, but then business as usual. The other would mean a substantial increase in our annual water expense, ongoing. The answer would seem obvious, but there are other issues complicating the decision, including the lack of water in the current well, natural gas in the area, and an apparent falling water table. We are continuing to gather expert advice and bids on these options, and others. We hope to have a better update for you at the annual meeting. But, we wanted to give an explanation so that you can understand why we have not moved forward with landscaping plans on this side. Once this issue is resolved, we will be doing some extensive landscape work on the CM side, around the park and pool.

HOLIDAY IN THE MEADOW
We are going to change things up a bit and will be holding our Holiday event at the Estates park! There will be cookies, a visit from Santa, shopping, and much more! We are still in the planning stages, and would love some assistance! We are also looking for vendors who would like to set up a booth in our Holiday Bazaar! If you would like to help make this an amazing event for our CM and ECM families, please contact Lara Lewis (Lara.lewis2537@yahoo.com).

It's Time!
Key Changes:
-Long Creek Lane will be right turn in and right turn out ONLY.
-Shady Brook Lane will be right turn in and right turn out ONLY.
-There will be a mixed use bike/walk sidewalk, all the way down, on both sides of the road.
-There will be street lights installed the entire length of the project.
IMPORTANT:
During the construction project, there will be NO PEDESTRIAN TRAFFIC allowed on Greens Prairie Trail. If your students walk/ride bikes to school, and they live on the Creek Meadows side, they will need to exit the neighborhood via Backwater, onto Royder Road. If you are on the Estates side there may not be an option, except to drive.
Please obey ALL construction signs and DO NOT CROSS BARRICADES.

Common Property Damage
Please speak with your children. We are involving CSPD when it is warranted. And we will pursue charges and restitution on behalf of the homeowners. It is important for them to know the seriousness of damaging property that doesn't belong to them. It is also very important for them to share information with you if they witness someone else doing it. If you see anyone misusing, abusing, or damaging community property, PLEASE report it immediately. These incidents cost all of us money. What has to be spent on making these repairs can not be spent on other necessary services, or upgrades for our community and vandalism that goes unreported for too long stands very little chance of any cost recovery.
