Pricing Strategy
Your motivation is going to determine where we would start with pricing. To ensure a quick sale, yet this season, I would suggest pricing at $499,900 and be prepared that the market will most likely bear $450-475k.
If you wanted to sell to a friend or family member, before listing, I would be happy to work as a Transaction Coordinator (this would be at a flat fee of $2500 which is what my broker would require). This would save you considerably in commission fees and time. I would say that if you had someone willing to pay $450-465k now, it might not be a bad option to explore.
