The mass appeal that your home had when you purchased it, is still there! We just need to capitalize on the spring market and properly market it!
It is tricky to turn a profit in such a short period of time, but there are a few things that could be done to help the home show its best and thus yield the highest price! Your home is gorgeous as is, these are just suggestions to help enhance the buyers impression both in pics and in person.
- Outside, especially on the road side, please be sure that all debris and garbage can are removed when not being used. This includes for pictures, open houses and showings.
- Place a large, spring wreath with big white floors on the front door.
- In the main living room, either unplug the tv and hide the wires or purchase a white trim piece to cover the cords. I can bring in spring pillows to brighten up for the season. Remove personal pics from the console table in the entrance. We will place a welcome sign and perhaps a decorative bowl to show purpose. Hide any cords to components that rest on the white table, under painting.
- In the dining room, shrink the table to enhance the floor space. I have pillows to add texture and dimension to the built-I bench.
- In the master (looks gorgeous), please consider installing shoe storage solution, even just floor shelving in the closet.
- The stairs going up have taken some wear and tear, not sure what it would take to address, but would definitely help it feel pristine.
- In the upstairs nook, add reading chair to corner, straighten up desk area.
- Kids rooms, look great, just minimize clutter, and make the beds nice and tight.
- In the upstairs bath, please consider caulking and painting the bead board.
- In the lower level consider either moving the couch or the work out equipment out, so that the rooms purpose is clear. It can either be a den or a workout space, but not both. If you go work out room route, please turn equipment toward window, add a yoga mat and some colorful free weights to set the stage. If den is preferred, I will bring a coffee table and accessories that enhance. Please also consider capping the 2 holes in the ceiling and painting the banister white.
I think we should come back on with a slight change in price, but am fine if you want to start where you left off. 8358 S. Jackson Road is selling for $470,000 and it appraised, so that closing later this month will definitely help us with value! I would like get pics the week of the 15th, including drone footage, list by the 18th and either have an open house on Saturday the 20th (21st is Sunday) or the following Sunday.
