- Take the home off the market ASAP. Take the next 30-60 days to get the home ready to hit the early spring market strong! Do not relist until February 1. This will allow time for the listing to fall off the MLS and come back on fresh and new. (Praying that Mother Nature is good to us.) Also, do not worry about decorating for Christmas, it would be best to focus on the new season ahead, light, bright and airy!

- Staging the rooms on the mail level is going to make a huge difference. In many of the rooms that is all that is needed. However the dining room wall paper has some area that are damaged and it would be beneficial to have that properly removed and have that room painted a warm white.
- Paint the bright colored bedroom upstairs a nice neutral color.
- Clear out the cellar portion of the basement, so that it too will look neat and clean and less scary than others homes similar spaces.
As far as price strategy, it is tricky because there is nothing like it available nor that has sold recently. Let's plan to stick with the $299,900 and hope for a broad and eager spring audience!
