Thank you so much for having me in your home. It was such a treat to visit and discuss this exciting next chapter in your lives. After 30 years, your home has served you very well, and your great care is evident.
By coupling the traditional customer service that The Brokerage House is known for with modern innovation, we will be sure to present your home as the jewel that it is and ensure a prompt sale! This would include properly staging each room, hold open houses (yes they are still effective AND I would reach out to other agents that have listings in the area to do an "Open House" event of all the grand homes- I would do so with confidence that ours would stand out!), professional photography, social media and strong online presence.
When I look closely at recent sales, of similar homes in the area, the average sale price is $84 a square foot, this would put your home at a price point of closer to $325,000. However, as I look at current competition and time on the market, I would suggest starting at just under $300,000 in hopes of attracting our buyer swiftly. (Please see the links below.)
You have such an awesome product and you do not need to do much to prepare your home for the market. A few suggestions to help it present it's best are:
- Remove table cloth from dining room table, place a light, bright, tall center piece (I would provide).
- Clear off counters in kitchen, remove most of the personal photos in the hall and breakfast nook. I will replace with a couple of generic wall pieces (mirrors or art).
- Clear out the bedrooms on the third floor. Your home has amazing storage! Seeing the items being stored up there may lead a buyer to fear that there is not enough storage space.
- In the master use white, fluffy bedding (think hotel suite and I will provide).
- Rearrange the den (similar to how you used to have it) to show that it makes for a great TV room/additional living space.
- Stage the screened in porch as a pool changing room, with white shears and Adirondack chairs (I will provide).
As we discussed timing is spot on, as the market continues to gain strength and families are eager to find the perfect home and get settled before the school year begins in late August.
