Last week, we listed a home in Richardson and it was under contract for $10k over asking price in 24 hours with multiple offers. In the past few weeks, we have listed homes in Little Elm, Frisco, Dallas, Plano and Flower Mound, all markets are moving quickly. Today we sold a $900,000 relocation client a home over facetime to help them get settled before needing to be here.

From the Desk of the CEO
We have had some unusual activity in the past few days that is reminiscent of a market shifting a bit. Buyers are still expecting properties to last on the market only a few days. However, the average days on market of homes at $300,000 price point have gone up in days of market (DOM) over the past month.
We will watch it this spring to see if it remains a trend. We are still in a sellers' market and the prettiest most competitive homes still get multiple offers. Homes that are over priced should adjust quickly to avoid looking stale.
Buyers who want to beat the rush of spring should still look to pull the trigger prior to Spring Break.
Sellers that want to keep the competitive edge should consider listing prior to the Spring Break.
