NEW RESIDENT RECEPTION at the Pool Clubhouse on Thursday, October 13th from 6:30-7:30pm. If you have moved into Covington Place since the last reception then you are invited to attend.

TUNES ON THE TURF featuring "Whiskey Bent" at the playground/gazebo area on Friday, November 4th; bring your own chairs/blankets/beverages; time to be determined

LADIES OF COVINGTON PLACE PALOOZA - at the Pool Clubhouse on December 8th at 6:00pm; bring a $25 gift from a local merchant; bring appetizer/dessert/beverage

CHILDREN'S CHRISTMAS CAROLING - on December 18th; send an email to Susie Keck susiekeck60@gmail.com containing your address if you would like to have the children visit your home; there will be an activity for the children at the Pool Clubhouse before and after caroling

MINUTES FROM SEPTEMBER HOA BOARD MEETING
MINUTES OF THE BOARD OF DIRECTORS OF
COVINGTON PLACE HOMEOWNERS ASSOCIATION

A meeting of the Board of Directors of the Covington Place Homeowners Association was held on September 13, 2016 at 6:30 p.m. in the neighborhood clubhouse. Present in person were Pat Showalter, Ed Winnicki, Perri Futo, Susie Keck and Chris Branan. Pat Showalter presided over the meeting as Chairman of the meeting and Susie Keck acted as Secretary of the meeting.

2016 Halloween Safety Program
.
Ed Winnicki reviewed our past safety plan and suggested changes. He requested volunteers, a point person and no one volunteered. Pat Showalter announced Suzanne Shriver had offered to head the project if no one else came forward. Chris Branan offered his help her. Suzanne Shriver was unanimously appointed as chairman of the 2016 Safe Halloween Program.

Mansfield Landscaping
.
Ryan, with Mansfield Landscaping, presented a plan to save the HOA money over the long term by using mulch in the place of pine needles. With the savings we would have funds to do additional plantings like azaleas, shrubs, etc. He highly recommended changing from our twice a year pine needles to once a year mulch. He explained the mulch last longer, helps hold water around plants and looks better. He requested we add the twice annual plantings to his contract. By having it in his contract, he can provide betters flowers by planning ahead. Mansfield Landscaping will place a couple of mulch samples in the island at Turnberry Ct for our review this week. A decision will be made after reviewing the aesthetic whether or not to switch from pine needles to mulch.
Ryan recommended we install the mulch in April 2017. The first year he will install a 3” layer with a cost of $12,600 which is a $5000 per year savings. The second year will cost $8400 offering a $9200 annual savings. He recommends using these savings to target some problem areas with water and plantings.

The Board agreed unanimously to add the annual fall and Spring plantings to his contract so these items can be planned for and planted at the appropriate times.

Speed Hump update
.
Perri Futo reviewed the 2015 informal survey of 25% or the neighborhood. It was determined it would be extremely difficult to get the 80% required approval to install speed humps. Some residents want stop signs or additional signage, but not speed humps. City representatives and the Police Chief attended an HOA meeting last fall and explained the required 80% approval for speed humps. The Board asked for volunteers to go door-to-door to obtain the consensus of the homeowners. There were no volunteers. The City recommended striping the center of Plantation Trace and Crestview Dr to deter speeding. Perri will follow up on the status of the striping.

Community Wide Standards
.
The ARB is currently updating the Community Wide Standards. Every homeowner received the By Laws at closing but some homeowners have failed to read and abide by our neighborhoods standards. The ARB will update the Community Wide Standards and present them to the Board for approval. It was noted that standards need to be enforced to maintain the appearance of our neighborhood.

Items like temporary basketball goals, outdoor lighting, paint colors, etc. all presently require ARB approval. We have residents who currently are out of compliance because they did not seek approval. We will have the updated Community Wide Standards to vote on at the next meeting in October. Once they are approved, every homeowner will receive a copy.

Pool Closing Sept 25th
.
Chris Branan has everything scheduled with Collins Pool to close the pool. Chris will contact Brooke Woodall to have her pool committee do an inventory or our furniture needs like re-strapping, new umbrellas, etc. prior to closing. By doing this now, we will be ready for the 2017 Pool Season.

Bart Toole – Mailbox refurbishing
.
Bart presented a plan to have all mailboxes painted and numbers replaced by the HOA. Bart has done the research, counted all the mailboxes and received an estimate. The Board approved a motion that Bart acquire 3 estimates from bonded and insured contractors. The Board will reconsider this issue once estimates are obtained.

Bart Toole – Covington Place Website
.
Bart presented his ideas to update our neighborhood website. His vision is to have a site where contractor recommendations, babysitters, pet registry, and other information can be accessed by members only and be linked to our Facebook Page. Bart needs additional people to assist with the website design, especially those who are tech savvy and involved in social media. Susie Keck offered to be on the committee, but additional volunteers are needed.

The Board unanimously approved the idea of a neighborhood informational website.

Chris Branan – Laurel Lakes Fence
.
A discussion was had concerning the condition of the fence along the entrance to the neighborhood in the Laurel Lakes area. The Board unanimously approved Chris acquiring quotes to clean, repair and paint the fence along the entrance at Laurel Lakes.
The homeowners attending the meeting were thanked for their attendance and participation.

There being no further business to come before the Board, the meeting was adjourned.
OVERNIGHT VISITORS & CAMPERS/RVs PARKED IN THE STREET or AT POOL PARKING LOT - VISITOR PARKING PASS REQUIRED - NO EXCEPTIONS
Leaving unmarked cars parked in the Pool Parking Lot during the day or overnight is not allowed. If vehicles do not have a Green Vehicle Sticker on them then they MUST have a Visitor Parking Pass on them to keep from being towed. NOTE: If you see a non-resident vehicle parked at the Pool Parking Lot during the day or night, please call the Covington Police to come and check it out.

GREEN VEHICLE STICKERS - IT'S ALL ABOUT NEIGHBORHOOD SAFETY!
If you do not have a Green Vehicle Sticker on each of your vehicles, please send an email to l_seabolt@hotmail.com providing your Name, Street Address, and the Number of Vehicles you have and they will be delivered to your mailbox.
If you would like a sticker for your golf cart too, please make that request as this is a great idea since many residents drive their golf carts to the pool.

Green Vehicle Stickers - Send email to l_seabolt@hotmail.com and provide street address and number of vehicles; place them on the rear window of each vehicle; they are available for golf carts too and should be placed on the windshield

Collins Pool Services - 770-389-9999 - to report any problems with the pool during Pool Season (ex. chemicals, cleanliness, fecal matter, etc.)
Tennis Courts are accessed via the same Pool Card that opens the pool gate. The tennis courts are available for residents and their guests only. Guests must be accompanied by a resident at all times. Leagues or Teams are not allowed. Rules of etiquette were included in the HANDBOOK so please refer to them if you have any questions.

Street Light Outage - City of Covington, 770-385-2000, use Option '0' and speak to a Customer Service Agent to report the outage and have a repair ticket created.
