As we discussed the market is stronger and has finally returned to a bit of a sellers market, however yours is a unique offering. Our audience for homes that are not only bi-level but that the kitchen and primary living space is in the lower level is more limited than that of a traditional home, coupled with the over grown trees, lack of hardscape, the dated kitchen, baths and flooring limit our value a bit. BUT there is still amazing equity in this home and we will capitalize on it! Looking at the numbers when I look at price per square foot, I just cannot get us north of $400,000. The market history would price us much closer to $350,000, but I believe we can use the limited inventory and Indian Summer to our advantage and start at $385,000. I work for you and will price it where you want it, but this is where I believe an appraisal will have us at.
If you can empty as much furniture as possible out of the house, I will stage all of the crucial spaces to ensure that the home shows very well and photographs perfectly! Then we will do a heavy marketing blitz in hopes of a securing a quick sale before winter sets in.
