Thank you so much for having me in your parents home. It was a treat to tour and hear how well it has served your family over the years!
By coupling the traditional customer service that The Brokerage House is known for with modern innovation, we would be sure to prep and present your home as the jewel that it is and ensure a prompt sale! This would include properly staging th emost significant spaces, hold open houses, professional photography, local tv and print, social media and strong online presence.
Prices in the area are all over the map. I would strongly suggest considering some of the "honey do" items below rather than a major over haul and list between $179,000-189,000 depending on when you are able to have the property ready to go. If you did not want to include the additional 1+ acre and barn, I still think you could garner $175,000-$185,000. Please see the buttons below to view current competition and recent sales.
The following items will help buyers to see that this is move in ready and any projects can be "live in" projects along the way, thus appealing to the masses!
- YARD WORK! pull the bushes surrounding the parking pad out. Weed drive way and all landscaping, trim back over grown plants, install additional stone or mulch. In the back remove tall grass areas and debris, seed to show off green space.
- Power wash the house and decks.
- Stain the front deck, consider a nice pop of color or white- to stand out and increase curb appeal. I would stage with a small café set to show outdoor living space (and sunrise views).
- Stain around the garage door and any doors that may have signs of chipped paint.
- Replace any missing flashing, vents, trim on exterior.
- Replace the oven and dishwasher (these are things that younger home buyers freak about, as their cash on hand is limited). Go with white to match fridge.
- Also in the kitchen, remove the wall paper, paint walls a soft neutral tone and repaint ceilings white, remove curtains/valances. I would stage this area to look amazing !
- Hall bathroom needs a bit of work....remove all of the wall paper, paint walls and ceilings, deep clean! Hoping we can salvage the tub insert and not replace.
- In the master, install the missing closet doors and paint the walls a creamy white. I would stage this room to showcase the gracious on-suite.
- Paint the entry hall and repair the heat vent/covers.
