It was such a pleasure touring your home and spending time with you and the kids! You have a lovely home and it will serve you well. Although I fear that the market will limit how well, I pray that you will feel good about making a sound real estate choice back in 2013, because your home has greatly appreciated! Although the numbers indicate that $129,000 is as high as we can go with the amount of square feet and size of lot we have, I think that with some help and hopeful strong spring market, we could try to push to $139,900- maybe even $145,000. (Please see the comps in the buttons below).

Please know that if given the opportunity I will work very hard to make this as pleasant and seamless as possible!
Below is a honey do" list of items that will help us to yield the highest possible price!
- Curb Appeal! We need to add something to the front of the home. If it were spring I would say to plant 3 bushes anchoring the windows. With it being winter I would place a large planter in the middle and flag it with 2 large outdoor chairs. This will add depth and color to the front. On the concrete area off of the front door, I would put a small cafe set to show outdoor lounging space and add to a strong first impression. (I have these items and will provide when the time comes.)
- In the mudroom install stylish and practical hooks as planned to show storage.
- Complete renovation of bathroom. Go white, light and bright! Do not worry about being overly stylish, just classic white will work well. Try to keep this to no more than $3000 as above that it will be diminishing returns.
- Finish off and paint the shelves in hall way so that buyers can see that there is storage/linen closet.
- In the living room and kitchen: finish the ceilings, trim off cabinets, install over head lighting as discussed, install hand rail in staircase.
- Powerwash, repair and paint deck (another reason to wait until spring as that will prevent the home from going FHA), as discussed.
- Clear out the garage as much as possible!
- Clear out the lower level, including the laundry room. If you could finish off that space outside the laundry room for less than $1000 it would be very helpful to market it as fully finished lower level- but honestly does not make a huge difference in price- just overall appeal.
- Be sure that all rooms with water have GIF switches.
- Be sure that junction boxes are installed where necassary, no hanging wires, etc.
- Have the home professionally deep cleaned! (Think crazy spring cleaning! included window sills inside and out, grout, screens, vents, light fixtures, etc.! ) And for the sake of your sanity consider having them maintain it every 2 weeks or so.
