In order to maximize value and ensure a smooth road to close there a few things that can be done (many of which we have already discussed):
- Curb appeal!! Clean the awning (may need to paint), place flowering urns on either side of the door, add as much lush color to the landscaping as possible. Scrap and paint any where there is chipped paint.
- Have the entire basement scrapped and painted with Kilz- we need that space to be clean, light and bright! It can still house as much storage as needed but consider reorganizing a little so the amount of space can be showcased.
- Upstairs, scrap and paint trim, ceilings and walls to ensure that each space is light and bright and there are no signs of chipped paint. Replace door handles so they are uniform and functioning. Paint or replace bathroom door. Paint the entire bathroom- this is going to serves as the main bath so it needs to be cute and spotless! Create shelves in the nook to show cute storage option. I will stage that space as well as bring in decorative items to accent. I will also bring in sheers for the master and white fuffy bedding for both bedrooms.
- Consider painting the stair risers going upstairs, again so everything looks clean and fresh.
- In the master remove corner unit, use 2 nightstand and I will bring in tall lamps to accent.
- Do your thing on the deck to have it looking amazing! Including power washing the deck, house and awning and staging like you normally would.
- In the garage please make sure that the wiring is up to code and not something that could be considered hazardous or prevent us from going FHA.
