As I shared, your home is full of so many pleasant surprises, particularly the size and style, it will serve you well. Recent sales and the upcoming sale of Kate's puts us at a price per square foot that should yield us every penny of $174,900. Below is a link to some recent sales in the area, again it is important to look at the sold cost per square foot.
There are a few things that we can do to help the home show its best, and ensure the highest possible sale price.
- Finish the stairs (this may already be done by now)
- Finish trim work
- Stage basement as 1/2 work out, 1/2 sitting area (I can be occasional chairs and table to define sitting area).
- Back bedroom, stage as a nice, neat office.
- Use white, fluffy bedding in the master (I have plenty that we can use.)
- Improve curb appeal a bit by adding some pops of color outside ie: urns with greens and flowers, light & bright wreath on door.
Timing is key, as we discussed. I would love to see the house on the market by mid-May at the latest. And would anticipate a fairly quick sale....so that back up plan is crucial, just in case we do not find the perfect lake house right away. Being able to put home goods in storage and stay with family may be a good short term solution. And will keep you motivated to find the perfect house :)
