This would include properly staging each room, hold open houses (yes they are still effective), professional photography, social media and strong online presence.
When I look closely at the comps, it will be a challenge but not impossible to exceed that $300,000 number. You have such an awesome product that you do not need to do much to prepare your home for the market. I would want to stage the lower level, by repurposing the things that you already have. I may add a couple of light colored pillows to the couch as well as some white/bright bedding for the master. But overall it is one of the best prepared homes I have come across! Very well done!
Timing is everything and getting the home on the market yet this month is crucial to getting what you want for it. I would feel comfortable listing at $325,000 and seeing how it goes. The home on Case Road gives me hope, as yours is far superior to it.
