Thank you so much for having me in your home. It was such a nice treat to take in the work that you have put into the home over the last 12 years! I also enjoyed our visit! I have 2 clients that I would like to bring through, in the near future in hopes of securing a buyer before even listing. If those buyers do not prove to be a good fit, I am prepared to prep and sell the home for a premium. By coupling the traditional customer service that The Brokerage House is known for with modern innovation, we will be sure to present your home as the jewel that it is and ensure a prompt sale! This would include properly staging the home, hold open houses (yes they are still effective), professional photography (you can tell from the photo I took- I need a professional!) , social media and strong online presence.
When I look closely at the comps, there is not a whole lot out there! 5118 Sunset finally closed for $200,000 last February after being on the market off and on for 5 years. 5897 S, Jackson is another Browns Lake Access that is currently on the market, priced at $249,000 and has been on the market for 2+ months (much larger home, newly renovated but on a busy street and less desirable access point). Please look at the detail in the links below. The home that Doug spoke of has not yet hit public records or the MLS, but sounds like it will greatly help our cause.
I believe that your home is going to have the perfect mix of charm, allure and demand that will ensure mass interest and swift sale. Although we would be at a premium for cost per square foot, I would suggest starting at $210,000 (ish), this puts us more than double what the cost per square foot is on the other comps- so we will be praying for a strong buyer that has a love affair with the house and an appraiser that gives us major credit for the finished lower level and access to the lake.
There are some things that we could do to maximize value and interest, including:
- Return the closet/dressing room to a bedroom. I will bring in a twin bed and bedding.
- Remove all traces of a home office from the kitchen. Repurpose space in lower level to show ample space for an at home office. I will bring in desks and rearrange the lower level to ensure that buyers can see the function and purpose of the space.
- Utilize our white/hotel suite bedding for the master bedroom.
- Get on the market ASAP!
