STATE OF THE HOA - PREPARED BY ED WINNICKI
CP HOA – State of the HOA
2015 was a good year for our HOA.
.
Crown Development completed the construction of 34 new homes in our Laurel Lake neighborhood and we welcomed 34 new families to our community.
.
Financially, we stayed under budget and added an additional $9,300.00 to our Retained Earnings. We now have over $117,000.00 in reserve, a whole year’s operating budget.
.
We hosted the largest Halloween celebration in recent memory managing 3 hours of bumper-to-bumper traffic and hundreds of children without incident. We continue to enjoy an ambitious social calendar that this year included a Christmas party at Ashton Hills.

We discussed options with the City of Covington exploring ways to make our streets safer from traffic travelling through our neighborhood.

We continued our program of repairing, replacing and improving the physical elements within our community.
.
We added lighting, refurbished the Covington Place signs and corrected a drainage problem at the front entrance.
.
We re-striped the pool parking lot. We power washed the pool area and added a second handicap ramp. We bought a 60” TV and sound bar for the clubhouse and are in the process of adding an emergency exit from the pool.

We also treated the Bald Cypress trees along Plantation Trace for an infestation of mites, cleaned up a strip of land along Plantation Circle and implemented a weed control and fertilizer plan for all of our common areas. This year the HOA delivered on its commitment to make Covington Place the finest neighborhood in Newton County.

On December 31, 2007 this HOA’s net worth was $1,873.97 and we owed our Developer $23,000.00. Nine years later we have Retained Earning of $117,000.00 and are debt free, an unbelievable accomplishment. This is what happens when the residents are interested in the life of the community. Our HOA, as it stands today, is in excellent shape by every measure but one. Our biggest problem remains one of participation. We have close to 240 homes in our community. I would estimate that there are between 300 and 400 adults living here. The Board will continue to explore ways to broaden interest and participation in the HOA.
ELECTION RESULTS 2016
On February 16, 2016 the Covington Place HOA held their Annual Meeting at the Ashton Hill Golf Course Clubhouse and announced the results of the 2016 election to the HOA Board of Directors.

Lynn Atkinson, Claudia Callaway, and Keith Campbell vacated three Board seats as their two-year terms had expired. Four candidates; Chris Branan, Yolanda “Faye” Brown-Stone, Pat Showalter, and Brooke Woodall, placed their names in nomination and ran for the three open seats on the Board.

In the late afternoon of Tuesday February 16, 2016, the day of the election, Ralph Ingerson tendered his resignation from the Board opening a fourth seat. Ralph had been contemplating his resignation for a few weeks and decided that resigning at this time gave the homeowners a vote on his replacement. The then current Board, Lynn Atkinson, Claudia Callaway, Keith Campbell, Perri Futo, Susie Keck and Ed Winnicki voted unanimously the accept Ralph’s resignation. The Board examined the votes, certified the election and announced that all four candidates had been elected to the Board.

The new Board took office immediately and will hold their first meeting on Tuesday March 1, 2016, 6:30pm at the Poolside Clubhouse. The new Board members include Chris Branan, Faye Brown-Stone, Perri Futo, Susie Keck, Pat Showalter, Ed Winnicki and Brooke Woodall.

THANKS TO RALPH INGERSON FOR HIS SERVICE TO COVINGTON PLACE
Ralph Ingerson has resigned from the Covington Place HOA Board of Directors effective Tuesday February 16, 2016. Ralph has been an active member of the HOA since 2007 when our Developer appointed him to the homeowner run Advisory Committee, a precursor to our HOA Board of Directors.

Throughout his tenure on the HOA Ralph has been instrumental in crafting the standards, processes and procedures still used by the Board today. Ralph has served as the Developer appointed Board Director, he has served as the Co-Chair on the homeowner elected Board, is a member of the Architectural Review Board and has been our advocate to the Ashton Hills Golf Club. In 2010 Ralph collected over $20,000.00 from local banks that owed homeowner assessments on previously foreclosed property. Ralph’s effort brought the HOA finances into the black for the very first time.

The homeowners of Covington Place owe a lot to Ralph. When you see him out and about our community, please offer him your thanks.
COVINGTON PLACE LITTLE FREE LIBRARY
Back at the end of the Summer our neighborhood was provided with a Little Free Library courtesy of the Newton County 4H Club. The library was mounted by the HOA Board of Directors at the Pool Clubhouse and is available for use by all residents of Covington Place.

An initial stock of children's books was placed in the library to see how well received the library would be for the community.
.
Since it's been there for over 6 months now, it might be time to ask a few questions and see how it can best serve our resident readers. Please either REPLY or send an email to tp81854@yahoo.com and answer the following questions if you either have used or would use the library:
1 - Have you used the Little Free Library yet? If so, did it have any books of interest for your family?
2 - If you haven't used the Little Free Library, would you consider using it in the future?
3 - Do you understand that the concept of the Library is to "take a book, leave a book"?
4 - What age group books would you like to see placed in the library?
5 - Would you like to volunteer to stock the library quarterly if books were provided to you for this purpose?
6 - Do you have any questions or suggestions for the Library?

Collins Pool Services - 770-389-9999 - to report any problems with the pool during Pool Season (ex. chemicals, cleanliness, fecal matter, etc.)
Tennis Courts are accessed via the same Pool Card that opens the pool gate. The tennis courts are available for residents and their guests only. Guests must be accompanied by a resident at all times. Leagues or Teams are not allowed. Rules of etiquette were included in the HANDBOOK so please refer to them if you have any questions.
GREEN VEHICLE STICKERS
If you do not have a Green Vehicle Sticker on each of your vehicles, please REPLY to this email providing your Name, Street Address, and the Number of Vehicles you have and they will be delivered to your mailbox.
If you would like a sticker for your golf cart too, please make that request as this is a great idea since many residents drive their golf carts to the pool.
OVERNIGHT VISITORS & CAMPERS/RVs PARKED IN THE STREET or AT POOL PARKING LOT - VISITOR PARKING PASS REQUIRED - NO EXCEPTIONS
Leaving unmarked cars parked in the Pool Parking Lot during the day or overnight is not allowed. If vehicles do not have a Green Vehicle Sticker on them then they MUST have a Visitor Parking Pass on them to keep from being towed.
