Thank you so much for having me in your home and being so gracious with your time. It was such a pleasure to visit, take in the views and become more familiar with your home.
By coupling the traditional customer service & hard work that The Brokerage House is known for with modern innovation, we will be sure to present your home as the jewel that it is and ensure a prompt sale! This would include properly staging the space, networking with current buyers on the lookout for a lake house, holding open houses (yes they are still effective), professional photography with aerial views as well, interactive virtual tour, utilize social media (locally and abroad) and have an incredible online presence.
As with most things in life, timing is everything! You have positioned yourself well by (considering) taking advantage of the improved market and preparing a wonderful product. Your home is full of pleasant surprises that are sure to garner a strong, prompt sale.
Please take a moment to review the last 12 months sales at Lake Columbia, As we discussed today, the average sale price came in at $233 a square foot, and took 120 days to close. My suggestion would be to enter the market in early spring, whether it be spring 2018, or further down the road. Depending on what trends we see throughout the winter, I would hope to price the home between $390,000 and $420,000. Within that price range, the limited frontage and unique bi-level floor plan should not be obstacles.
As a reminder, here are some of the items we discussed addressing to properly prepare for the market:
- Optimize curb appeal by placing address numbers above garage and place tall urns with bright flowers in them on either side of the garage. This will add a pop of color & help the house to stand out from the road.
- Have windows professionally cleaned (in the sunroom).
- In the entry way use a mirror (long) to increase light and appearance of space.
- In the dining room, consider removing the table and chairs and allow me to bring in a smaller, white set to tie in the kitchen and showcase the space.
- In the bedrooms I would provide light, bright, beach/lake themed bedding and accessories to set the lake lodging tone.
- In the lower level, remove the stationary bike (for pics and showings) & showcase the wood nook with a nautical piece (I would provide).
