It would be a great honor to work with you to get your home sold and on to a new adventure and phase in life! Over all you have a great product with mass appeal! Below is a link to some of the comps that I used to arrive at the price point, which I believe best case scenario could be $245,000. This may prove to be a little high for the market, but I think that if we stage it properly and our timing is right we just might be able to make that happen! Plus we can always come down, but not really come up. The average cost per square foot in the area, for a ranch with similar acreage is $155 a square foot giving us a value closer to $220, however the highest price per square foot was $175 so I used that in consideration for the age of the home and the pole barn. It is crucial that we price the home for a number that we know it will appraise at.
Here are a couple of things I think we can do to best present the home, in hopes of yielding the highest possible price:
Curb Appeal:
- With the lack of paved drive and mature landscaping the curb appeal needs little pop. I purpose bringing over a tall urn with color flowers to place to the right of front door, as well as a bring and cheery wreath on the door and a white adirondack chair in between the 2 windows. If you are up for planing some shrubs that would be even better!
Inside:
- We want to create a welcome area when you walk in the front door, this would include a bench and perhaps a decorative basket and coat hooks- I can provide each of those things.
- I would also bring in some light and bring accent pillows, and table toppers for coffee table and dining table. This will help to add height and dimension to the space. In the living room, we will rearrange furniture and possibly bring in a couple of conversation chairs to showcase size and function of the space.
- Kitchens and baths sell homes, so we need the kitchen to be SPOTLESS! With very little on the counter tops so that the amount of work space and storage is obvious. Please be sure that the dishwasher flashing is corrected so that it does not look off.
- Your master is a strong selling point! I would like to bring in some white, fluffy (think hotel suite) bedding and accents to show off the space.
- The kids rooms are just fine! Just be sure that floor and surfaces are clear for pictures, showings, open houses, etc.
- The basement looks great! Perhaps just a little restaging and designation of space ie: play area, TV area and office.
- Remove all floor or table top fans from all rooms (do not want anyone to think that any space is too warm or too cold). I do not recall seeing one at your house, but this is always on my list.
As much as I would love to bring you a buyer without having to list (and trust me I will try), I highly recommend listing by April 12 to maximize the number of potential buyers therefore driving the price up.
