Thank you, Abby for having me in your home and sharing so much of your time with me! It would be a great honor to work with you and your family to get your home sold and on to a new, less maintenance, more fun, life style! Over all you have a great product with mass appeal! Below is a link to some of the comps that I used to arrive at the price point, which I believe best case scenario could be $279, 900. This may prove to be a little high for the market, but I think that if we stage it properly and our timing is right we just might be able to make that happen! Plus we can always come down, but not really come up.
My honey do list for prepping the house:
Curb Appeal:
- When weather permits, trim hedges, add pops of color with flowers, NEW MULCH, I will place 2 topiaries at the front door to add a positive flare to the entrance.
- We need that driveway to be the way that buyers come into the home, so we will need that to be graded or stone added to ensure that passage is clear and easy. Walking into the kitchen/side room is crucial to grabbing our buyers attention right away!
- Add sturdy appealing steps to the entrance with a rail on at least one side (if doable, this will have a large impact!)
Inside:
- We will stage the front entry with a bench, pillows and artwork.
- We will stage the front room with a vignette, white shear panels for the window.
- In your living room, I will bring in a white console table to put under the TV to hold components, as this will lighten up the area a little, we will use light colored decorative pillows on the couches to set a spring feel.
- In the kitchen we will repurpose the very cool, but very bulky bar stools in the basement with a tall table, and replace those with sleek, slide under barstools.
- In the master we will use fluffy white bedding to give that hotel feel!
- In the girls room, let's move the vanity downstairs to the play area and put the crib along that wall so that the bed and crib are parallel to each other and more floor space is obvious.
- On the bunk beds I will bring matching bedding and pillows to give it that fresh, Pottery Barn feel. :)
Downstairs:
- We will use the furniture from the front room along with the table and chairs already down there to stage a fun gaming area and a cool hang out space. (Would not be sad if the leather couch down stairs disappeared....)
- The home office is fine, just tiddy it up. Same for the lego room.
- I would love if the trim could be finished downstairs, just to finish it off a bit more. We do not need to do the ceiling, but please be sure to pull wires and secure them up so that none are hanging and dust like crazy to remove cob webs.
The 3 biggest things are going to be:
1. Finishing the master bath
2. Curb appeal
3. See if you can get the bad windows repaired (Jackson Glass Works does a great job)
It would be awesome to hit the market mid-April! Does that seem doable?
