Annual HOA Meeting Review
- The board introduced themselves. Present were Jonathan Rushin and Jay Ryan. Not available was Jared Winters.
- There was an interest in making Arbor Walk an active community with events that all families can participate in. It was suggested that a Social Committee be formed to arrange special events through out the year. If you are interested in assisting with this, please email Rachel at thewillet@gmail.com for more information.
- Dues were reduced by $50 for those who paid on time. Not paying dues hurts everyone when it comes to the neighborhood having to pay for repairs and regular neighborhood upkeep.
- There have been at least 2 recent break-ins in the neighborhood. Let your neighbors know if you're going away for an extended period of time, and keep an eye out for suspicious activity. Don't be afraid to let local authorities know if disruptive behavior is occurring.
- It is important that all houses vote to alter the Convenants so more meaningful decisions can be made to improve our neighborhood. Currently, we are still living under outdated guidelines set by Ryland Homes. The amount of time has lapsed so votes from last year's meeting are no longer valid and will require a new vote from households.
- The HOA is a non-profit organization.
Some questions that came out during the meeting include:
- The duck population seems to be growing, and so does their physical waste. How do we control that? Answer: Contact local law and animal enforcement. Feeding ducks from neighborhood yards is also discouraged, as it brings them further into the neighborhood.
- What happens if you don't pay dues? Answer: A lien is filed and the information is sent to a collection agency that does not cost the neighborhood any money. It is paid through the interest that comes with the collection. Currently, the HOA is working to build up money in a savings account from the collections to cover future issues that arise within the neighborhood.
- Can the HOA receive donations for special purchases, such as plants, trees, special interests of the neighborhood, etc.? Answer: Yes!
- Is there interest in a social committee? Answer: Yes!
- Is there interest in purchasing and maintaining a neighborhood marquee at the entrance of the neighborhood? Answer: Yes, again!
Howdy Ho, Neighbors!
Dear Arbor Walk Property Owners,
Thank you to all who attended the meeting on April 21, 2014. We had 27 homes represented. Unfortunately, there were not enough people present to conduct the meeting since we should have had 72 households present per the Covenants. The existing Covenants require 50 % in “good standing” present or represented by proxy. We have never come close to this number, nor do we see it happening in the foreseeable future. This is the reason we'd like to amend the Covenants, and this is the reason we have to schedule another meeting in the near future. We ask each homeowner to cast their vote to enable the Covenants to be changed to allow a more reasonable number of members to be adequate to conduct business at a meeting or to leave the number as it is now. Please understand that ALL homeowners will always be notified in writing at least 10 days in advance of any meeting that would ever be scheduled for the HOA.
We will be sending this ballot out again in hopes that those who have not yet returned it will have the opportunity to vote on this issue. The purpose of the meeting will be to amend the Declaration of Covenants, Conditions, Restrictions and Easements for Arbor Walk. We must have 67% of the members in good standing vote “yes” in order to change the Covenants. This is your association and you need to have an active part.
Please be on the lookout for more information in the coming days as it regards to this matter. If you have any questions or concerns, please contact a board member or Deb at 843-563-5005 x 16.
Look at that Great Yard!
Selecting a yard this month was tough! There are so many families that have been out working in their yards over the past few weeks, and we love it! Keep it up and you could be selected for next month's yard of the month!
This month's spotlight yard is: 227 Goldfinch
Make sure to check out the yard of the month sign in their yard!
Congratulations and thank you for working so hard to keep your yard looking great!
Arbor Walk Community Yard Sale
WHERE: Yards all across Arbor Walk
It's time for a little spring cleaning! Let's try to make some extra money while cleaning out our old stuff! One man's trash is another man's treasure!
If you are interested in selling several things, or even a few items; email hoa.arbor.walk@gmail.com and we will attach a balloon to your mailbox early on the morning of the sale, to let shoppers know to stop by! We will advertise this neighborhood yard sale on craigslist.com and yardsale.com and you can help by telling friends and family about the event! We will also have signs and balloons at the front and back of the neighborhood to let people know who are passing by.
Some tips for a successful yard sale:
-Organize items by price or function
-Encourage kids to get rid of their old toys by letting them sell chosen toys and keep their own profits
-Have a box of "free" items
-Clean out closets, bookshelves, etc. Even old puzzles & games can easily be sold!
-Drop unsold items at Goodwill to keep the clutter from coming back inside
Friendly Reminders
2. The temperatures are going up so play outside in some cool water by pressure washing your house!
3. Cars should not be parked on the street overnight (dangerous to other drivers!), nor should they be parked in yards at anytime (dangerous to grass and property value!)

Imagine 7 Steel Drum Bands playing together. They will amaze you with their Island music. Each band will delight you when they play separately too. These very talented players are from various Dorchester District 2 Schools.
Walk around and hear even more music. The Charleston Hot Shots in front of People, Places & Quilts will have you rocking to the beat of their Hawaiian & Blues music, the Ukulele and Hillbilly Jazz. For some different sounds, walk over to The Ambler Hall Band behind Guerin’s Pharmacy and you’ll hear Country, Folk, Rock and top 40s music. Or go just around the corner to Short Central and there will be music by Brady Smith. There will also be live music by Alan Bibey & Susan Riddle from 5:30 – 7:30PM inside Single Smile Café.
