Assignment 2 - Location Problem
It was super easy to find a home with a location concern - our home! When we put our home on the market, we knew the highway noise was of grave concern to potential homebuyers. When we purchased the home 3 years ago, the traffic noise was minimal. As the highway expanded and traffic grew, so did the noise. In fact, this is pretty much the driving reason we chose to sell our home. The highway sat just yards behind our backyard fence. As I prepared our home for selling, I chose to keep the focus on the curb appeal and the entertainment spaces. Specifically for each showing I did the following to draw focus away from the noise:

- turn on the fountains in the pool and spa for soothing element oustide
- soft music playing throughout the home
- window blinds closed party to block noise, yet let in natural light
- ensure fireplace flue is closed
As our home hit the market, it had 20 showings in 5 days. 17 showings reported feedback directly related to the traffic noise. Fortunately on day 5, we had 3 offers and accepted one. We have since closed and moved into an apartment while we wait for our new home to be built.
Staging 1: Before Pictures
I chose to stage the kitchen in our apartment. I felt that this would allow me to expand and try my skills in a very small area. I know that apartment models are staged really well to entice renters to believe the rooms are larger than they really are.
I chose to highlight the open concept of the kitchen by keeping the counter items to a minimum and putting very simple decor items on the walls. The wall space is super limited so I felt the "less is more" philosophy was the best route to take in staging.
I added a rug to the floor to warm up the space and tie the colors together with the coral placemats.
