From the Desk of the CEO

November's end of month numbers pushed up weekly home sales by 2%. When reviewing this week's market report (scroll down to view), take particular note of the number of homes that expired/cancelled off the market in the last week. This number moved up significantly compared to past market reports we have published. The market had 556 more homes expire last week resulting in a 2% tick up.


This happens mainly for two reasons:

  • 1st: In order for a homeowner to re-start the days on market for their property, it must be off the market for 31 consecutive days. Thus, many sellers who have not sold are taking their home off the market for the month of December and will re-list their home in January or February.
  • 2nd: The holiday season. Some people want to spend the holidays off the market so they do not have to worry about showings


For buyers, we are still calling neighborhoods directly to find homes not on the market.


For sellers, we are discussing pricing and strategies to capitalize on buyers who now have fewer homes to choose from.


In watching employment numbers, Spring still looks strong for the DFW Metropolis. We will continue to watch interest rates and employment numbers in an effort to forecast where the Spring and Summer markets for 2016 will trend.
