Listing Your House For Sale
A Practical Look at Listing Your House for Sale
The Look
Curb Appeal
- Make sure the Roof, Paint, and Lawn are maintained and clean. Any items in the yard should be put away and driveway cleared.
Maximize Interior Appeal
- Giving every room in the house a thorough cleaning, as well as removing all clutter. This alone will make your house appear bigger and brighter. Some homeowners with crowded rooms have actually rented storage garages and moved half their furniture out, creating a sleeker, more spacious look.
- You can also make minor repairs needed, but the rule of thumb is to not make any major repairs because you may not get your money out of any repairs completed.
The Agreement
- Signing a listing agreement with a real estate broker
- They will find out what your needs are and strive to meet them
- Market your property (internet, newspaper, social media, NWMLS)
- Communication: Your agent is responsible to convey any and all offers to you so you can make an educated decision.
The Show
It is usually advised that any time a buyer is viewing the property with their broker that the owners not be present. However, if you are living in your home there are ways to work around it. Be sure to discuss times/days that you would prefer your house not be shown with your broker.
Your broker and you will make sure your house is in the best shape to "show" to any potential buyer.
The Contract
Once you have received an offer that you accept and sign then you are in "Mutual Agreement". Your real estate broker will coordinate with you and the other parties involved to make sure the contract closes smoothly. Some of the parties involved include:
- Title & Escrow
- Inspector
- Lender
- Buyers & their Broker
- Appraiser
- Lawyer
