April Housing Market Update:
Here is an April Market Update:
We remain in a Seller's Market, but the market trends are mixed. The Inventory of homes available for sale in Maricopa County has increased 2% since last month and 49.8% since last year. This indicates movement towards a Buyer's Market. The Average Median Sold price in Maricopa County is $481,308, which is up 1.3% from last month. The Median Days on Market is 44, down 8.33% from last month. Both of these market trends indicate a Seller's Market will continue. Mortgage Rates have remained flat over the past few weeks, as we wait for more economic data to decipher when the Fed will begin to lower the Federal Funds Rate, and by how much. While we seem to be getting closer to Fed rate cuts, the consensus is still that this will not start until June. Time will tell how the future of mortgage rates looks.
