Property Restoration
Instruments Used in Property Restoration
Property restoration is a very specialized area of the construction industry. There are many tools and instruments that are used in this trade that are seen rarely, if ever, in the toolbox of a general contractor. Removing water from damaged homes, cleaning the air of soot residues, and many other things that are involved in property restoration require special tools to get the job done right. These are just a few of the tools that you may see in your home after a disaster.

- Moisture Meters - There are different types of moisture meters. Some are invasive, penetrating an object to get a reading on the interior moisture. Others are non-invasive and evaluate the moisture in things like building materials and flooring. Non-invasive moisture meters are generally less accurate.
- Hammer Probe - A hammer probe is hammereined into materials that are hard but porous, such as wood, to get an accurate moisture reading.
- Remote Monitoring - This equipment allows you to track the humidity, temperature, and other information from an off-site location. This can be very important when drying certain delicate materials. If the numbers change too rapidly, someone can be dispatched to handle it immediately.
- Psychometric Calculator - This allows a skilled property restoration technician to calculate factors such as airflow, dew point, thirst, GPP, and LGR. These numbers can be important when drying out certain materials.
- Digital Psychomotor - Similar to the psychometric calculator, this digital version does the calculations.
- Manometer - A manometer is used to compare pressure differentials.
- Infrared Imaging - Differences in temperature paint a picture in infrared imaging. Although expensive and new to the property restoration arsenal, this can locate water within walls and in other hidden areas. Great for making sure all sources of incoming water are handled, infrared imaging is beginning to be used to check post-restoration moisture levels for missed spots.
- Air Mover - These come in many shapes and sizes. The one chosen depends on the materials, type of water, amount of water infiltration, and other property restoration details.
- Dehumidifier - Like air movers, there are many types of dehumidifiers. Low grain refrigerants, dessication dehumidification, and other technologies are used, depending on the material and size of the space involved. A good dehumidifier can save the home owner many thousands of dollars in repair and replacement costs.
- Temperature Control - Property restoration specialists take advantage of the fact that heat rises. Temperature controls properly spaced can speed up the drying process quite a bit. Simply raising the temperatures from 50 to 70 degrees can double the evaporation rate. Different shapes and sizes mean they can adjust the temperature of spaces as small as a closet to as large as a full basement.
- Filtration Units - A property restoration team often uses filtration units to help clean the air. Especially after a fire or contaminated water damage, it's vital that carcinogens, microbes, and other small particles are removed from the air.
