What's going on with the market?
The housing market in Anderson County, and through out much of the Bluegrass State, is HOT right now. We have lots of inventory and even more buyers. Single Family Homes are staying on the market an average of 79 days, which is down considerably from this time last year, which was 134 days! This means it's even more important to price your home right the first time to ensure a quick sale.
Homes are also being sold closer to list price (96.57%) this year as opposed to last year at this time (93.45%). This means that when you make an offer, you need to be making reasonable offers. Offering 20% below list in hopes of getting a "deal" probably won't get you the home of your dreams and certainly won't win you the favor of the seller. With this strategy you run the risk of being outbid by another buyer or insulting the seller so much they decide not to work with you at all.
Homes in the range of $140,000-$159,999 are being bought up the quickest right now. Buyers be prepared for bidding wars on well priced homes. They are flying off the market. The slowest moving price range is $180,000-$199,999. This may be due to the fact that there are a large number of homes in this price and not many buyers buying in this range.
