Marci, thank you for spending so much time with me (and Katie), sharing your home and considering working with me! It would be an honor to sell your home and help you guys move on to a new exciting chapter. As I shared, to get started we would complete paperwork, get professional pictures of the property (obviously not used in this snap shot), prepare listing for the MLS, go live on MLS and the hundreds of real estate sites that it feeds. I also use a lot of social media, local print advertising, signage and word of mouth to get the word out! In addition to my dedicated services, you would also be serviced by my licensed assistant (happens to also be my mother, that I pulled out of retirement), to ensure that one of us is here should you or a potential buyer need us. The entire Brokerage House Team would also be dedicated Sellers agents, working with a fiduciary responsibility to you and your interests!
Selling your house and "moving" can be really stressful no matter how prepared and ready you are, I would love to assist in making a fun, drama-free process! The link below has some of our current competition as well as some recent comps. As we discussed, it is crucial to list under $200,000, and perhaps well under. The market continues to improve but is still soft, in this area. When we look at the high $190-225,000 buyers are expecting central air, new flooring, finished basement and updated kitchens with stone surfaces, or a ton of land. We have a lot to offer with your house & the killer yard and will focus on the positives, but it is CRUCIAL to price it well and within what the market will bear and what it will appraise for. After looking a little more closely at comps my "suggestion" would be list for no more than $184,900 to ensure interest and ability to finance and hopefully bring you a buyer this season. Going much higher may scare people off and create issue with appraisal achieving value......I understand that is a gap from where you want to be, but it is very important that we have a reasonable expectation of what the market will bear.
