By coupling the traditional customer service that The Brokerage House is known for with modern innovation, we will be sure to present your home as the jewel that it is and ensure a prompt sale! This would include properly staging each room, hold open houses (yes they are still effective), a brokers open, professional photography, Matterport virtual tour, social media and incredible online presence.
Below is a link to recent executive style homes that have sold in Summit Township along with current competition/listings for your review. The average cost per square foot on the property currently for sale are being offered for $180 per square foot (this only includes above grade living space- no lower level). That would put your homes value at around $475,000- however, I feel like we can add great additional value with the finished basement. The design of your home is very appealing, but there are updates that many buyers are looking for that we do not have to offer. So we have to hope that the views, natural light, location, size and layout will offset other concerns. I think that if we properly prepare the home for market, and you were willing to be patient while we wait for just the right buyer, we could list for closer to $550,000.
Properly preparing will include:
- Power wash and stain deck and stairs
(Hodge Podge is a professional, affordable company that can assist with that, 517-499-2939. They also do a great job deep cleaning, fixing things around the home, etc.)
- Clean all of the carpets (recommend Fullers Chem-Dry 517-783-4634 or DryPro 517-417-9111)
- Remove all personal items (not the furniture)
- We will stage with home goods, beddings and rearranging furniture.
- Turn the fountain on.
- Have on the market by mid-May!
