5 Reasons To List Your Home Today

1.) Demand Is HIGH. Homes are selling at a pace that hasn't been seen since 2007. The most recent Existing Home Sales Report by the National Association of Realtors (NAR) showed that annual sales in 2012 increased 9.2% over 2011. There are buyers out there right now and they are serious about purchasing.

2.) Supply Is LOW! The monthly supply of houses for sale is at its lowest point (4.4 months) since May of 2005. The current month’s supply is down 21.6% from the same time last year. Historically, inventory increases dramatically in the spring. Selling now when demand is high and supply is low may garner you your best price.

3.) New Construction is BAAA-AAACK! Over the last several years, most homeowners selling their home did not have to compete with a new construction project around the block. As the market is recovering, more and more builders are jumping back in. These "shiny" new homes will again become competition as they are an attractive alternative to many purchasers.

4.) Interest rates are projected to inch UP! The Mortgage Bankers’ Association has projected mortgage interest rates will inch up approximately one full point in 2013. Whether you are moving up or moving down, your housing expense will be more a year from now if a mortgage is necessary to purchase your next home.

5.) Timelines will be SHORTER. The dramatic increase in transactions caused many challenges to the process of buying or selling a home in 2012. There are fewer transactions this time of year. That means that timetables on each component of the home buying process will be friendlier for those involved in transactions over the next 90 days.

Setting The Stage Sells Your Home

When preparing to put your home up for sale, your first concern is the homes exterior. If the outside, or "curb appeal" is good, people will more than likely want to see what is on the inside. Keep the lawn and landscape nicely manicured. Trim the bushes and season permitting, plant some flowers. Be sure your front door area has a "Welcome" feeling. A fresh coat of paint on the front door looks great. Remove any old door mats and replace with fresh ones.

In regards to the inside your home, pay special attention to the kitchen and bathrooms. They should look as modern, bright and fresh as possible. It is essential for them to be clean and odor free. A fresh coat of paint just may do the trick. Since you want your home to look as spacious as possible, remove any excess or very large furniture. Make sure that table tops, dressers and closets are free of clutter. If possible, do not use your garage, attic, or basement to store these extra things. These areas also need to have the impression of plentiful space. Instead, put them into storage. Make sure walls and doors are free of smudges and look for anything that might indicate a maintenance problem, such as cracked windows, holes in the wall or stained ceilings.

Here are some quick tips we offer our sellers for showings:

-Keep counter tops cleared

-Replace all burned out lightbulbs

-Open all drapes and window blinds

-Put pets in cages or take them to a neighbor

-No dirty dishes in the sink

-No laundry in the washer/dryer

-Put on soft music

-Any pleasant odors are welcome, especially baked goods

-Keep a laundry basket handy so you can quickly pack loose items on the countertops and take them with you in the car, to help diminish the stress of living mess free.
