Young Developers Are Making Big In Manhattan and Brooklyn
Jody Kriss and his friend Joseph Cohen in 2010 made a bullish decision to take on the condo market. The decision ultimately has paid off. They had first started a New York based company called ERP or East River Partners that developed and acquired residential properties in the neighborhoods of Brooklyn and Manhattan. Today, this company is extremely dynamic and continuously expanding and growing into new dimensions. It is going ahead with full force by taking up rental projects, six condominium in the New York City.
Jody Kriss and Joseph Cohen in their interviews had expressed that they experienced the exciting time when they took hold of perfect opportunity to renovate the existing buildings in the neighborhoods of Brooklyn and increase their value. The new Carroll gardens and Park Slope are some of the ERP structures that are turning into primary markets.
Jody’s company takes up mid-sized residential projects including value add rental deals, condo conversions, new ground up constructions, conversion of commercial buildings into residential and recapitalization of projects. The firm working in the New York City has completed major gut renovations, site assemblage and tower constructions. All the renovations and constructions are designed by top notch architects and civil engineers hired by ERP. They focus on providing modern architectural designs to both the renovated and new buildings.
ERP’s main focus today lies in attracting the renters and buyers for larger apartments. It is actively involved in building apartments for families those want to stay in the city in the neighborhoods of two rated private and public schools. The constructions of ERP are mainly geared towards emerging demographics.
The first project taken by ERP was the condo conversion of historic apartment building at 397 First Street, Park Slope. This was sold out quickly at a high return value. The conversion included building seven apartments of two bedrooms each melded with prewar elegance in contemporary style. Now, the company is involved in building expansive garden duplexes and 2 or 3 bedroom apartments near Union Street in Carroll Gardens and Park Slope, Sixth Avenue.
Jody Kriss has finance skills that help for investment banking and rise of capital through several projects that are worth millions in Florida, New York and Arizona.
Before ERP was started, Kriss was the co-founder of Bayrock Group. During this period, he developed Trump Soho which is a luxury hotel in Manhattan with 400 rooms and five star beachfront hotel with 300 rooms in South Florida. Jody started his career at Athena Group where was the manager of condominium in Manhattan at 838 Fifth Avenue which gained a value of $2000 per square foot in sales. Kriss holds a bachelor’s degree in Finance from WSUP (Wharton School of the University of Pennsylvania.
Jody and Cohen are now taking up the ERPs next largest project, that is residential renovation of 3 buildings on Manhattan’s Upper West Side where Jody and Cohen actually live. East River Partners is surely evolving into a real estate giant.
